What is Compartmentation?:
Compartmentation is the principle of dividing a building into fire-resistant sections (or “compartments”) to prevent fire and smoke from spreading rapidly.These compartments are typically formed using:
- Fire-rated walls and floors
- Fire doors
- Ceilings with fire resistance
- Protected service risers and voids
The goal? To contain fire at its origin, giving occupants more time to escape and firefighters more time to respond.
So Where Does Firestopping Come In?:
Firestopping is the method used to seal any gaps or penetrations in those fire-rated compartments. These gaps are often created where services pass through — such as:
- Pipes
- Cables
- Ductwork
Without proper firestopping, a compartment’s integrity is broken, and fire can spread through voids and shafts in minutes.
Common Issues We See:
- Missing or damaged firestopping around pipework
- Unsealed cable trays or IT installations
- DIY solutions using foam, mastic or materials not tested for fire resistance
- Fire doors wedged open or improperly maintained
Even a small breach can compromise an entire compartment.
